This is a fast market. At 6 days a well-priced house is gone before most buyers have finished arranging a viewing, and there is very little room to test a price. It has tightened sharply — a year ago it was 67 days.
Only 4 homes sold here in the month. That is a thin market: one unusual sale moves the median a long way, so treat the percentage change as noise and the days-on-market as the number worth trusting.
A median is the middle of what sold — not a valuation of any particular house. Two properties on the same street can sit either side of it for reasons a median cannot see: acreage, water, septic, outbuildings, condition.
